RCK Capital was born from the idea of giving investors access to institutional-grade real estate investments focused on Midwest affordable and workforce housing.
Historically, this asset class is difficult for investors to capitalize on due to high operational capacity requirements. Through our sister company, Arrow Capital, the detailed operational systems are handled entirely in-house, giving investors access to stable, high-growth returns at a very light lift.

How We Capitalize Deals
In today's turbulent market, having the flexibility and knowledge to close a transaction through a variety of structures allows the fund to maintain a strong deal flow. This creates maximum investor returns through the life cycles of our funds.

Traditional Financing
Utilizing our local banking connections in combination with the fund's equity, we are able to acquire properties at 60-70% loan to value (LTV). High leverage allows for strong cash flow while fixed debt simultaneously creates large amounts of equity.

Seller Finance
With high interest rates slowing down the total deal flow, pivoting to creative seller financing is a very wise option. This deal structure allows us to minimize our exposure to the banks, working a deal directly between the fund and the seller for strong win-wins.

Lease Options
A lease option allows seller and buyer to work directly together and often removes the need for the bank. In a lease option, the lease period gives us time to stabilize the asset and generate cash flow all with the ability to acquire the asset at an agreed-upon option price in the future.

Cash
There are transactions where a quick all-cash close allows us to secure a fantastic opportunity in a short period of time. Once the asset is under the fund's management, we can pursue the most advantageous long-term debt solution.
